Welcome back to another episode of In Your Street.
This week, we’re exploring this lovely property in West Cotton Close, in the NN4 8 Area.
We’ve actually covered the NN4 8 Area about a year ago in a separate video, which you can find a link to below. But West Cotton is situated a better location – arguably one of the most convenient in Northampton – so let’s see how the market fairs for sales and lettings and compare it to what it was a year ago
Location - Near Northampton University & Town Centre
In terms of location, this area is situated in quite a desirable spot.
An easy walk to the Northampton Train station, or Town Centre and Northampton General Hospital for those commuting to work by foot or train, and it's an even easier walk for those attending the university.
It also boasts easy travel links to main roads for those traveling by car.
Sales
Within the last 12 months there have been quite a few sales within this area. NN4 8 encompasses a wide variety of houses and flats.

On average over the last 12 months:
26 Detached for £320k
42 Semi-detached homes for £256k
75 Terraced homes for £221k
And 25 Flats for £131k
Terraced houses, detached houses and semi-detached houses have actually gone up in value by quite a bit in the last few years.
This might be due to the number of properties that can be converted into student accommodation and the Waterside Campus that opened in 2018.
Compared to last year, you can see that there’s been a lot more sales for Semi-detached and Terraced houses, so these are hot on the market right now and worth keeping an eye on.
Lettings
In the lettings market, houses achieve a rough monthly rent of £1k, and flats £952.
An increase from £909 and £870 respectively.

It should be noted again that this is a hotspot for students and HMOs, and Henry Bird Way – just across the road from here – is comprised of smaller flats, so you’ll find the information is quite influenced by that.
Comparing other flats and houses for professionals, you’ll find you can achieve considerably
higher. For example, we’ve let 2 bed flats and houses in this area for upwards of £1000 quite consistently.
In fact, this property has just been let for £1050.
In knowing all of this, you might be quite surprised to hear that only 27% actually rent privately in this area.
I’d say this is down to the sheer number of properties in the area, so even though there’s plenty of rentals, there are also a considerable number of people who see the value in the location and choose to live here permanently.

Void Periods in Northampton NN4 8
On a national level, the average void period is roughly 16 days – but from personal experience you can be looking at higher. And with the renters rights changes increasing the amount of notice tenants need to give, you can probably expect this number to increase further.
