As we've discussed in previous posts, the property prices are gradually heating up, with some fiery forecasts that show a steady increase in the prices to purchase properties.


And, yet, despite this increase, the market itself is having a resurgence of buyers, with 2025 being one of the most active years since 2021 for property sales. What is causing this sudden change in property sales? And how is it relevant to Northampton Home Sales? There's a number of factors to consider.


Number of Properties on the Market


First of all, there is simply an increase in the amount of properties on the market. Why is this?


One of these causes is the Buy-to-let landlords are dwindling, which in itself has a multitude of reasons behind its decline. Some tenants are looking to stay long-term and thus this stability offers those who already have a tenanted property have no need to sell or purchase further properties, meaning there are more on the market for people not looking to rent it out. Or vice-versa: Landlords look to get out of the letting business due to concerns over the Renters Rights Bill and so put their properties on the market without the intention of buying further. Though as we've covered on our Renters Rights Advice series, it's really nothing to fret over and Landlords still have plenty of incentives to keep their properties on the market.


What this means is the market for buy-to-let is deceptively stable currently with little changes in that sector. Leaving buy-to-live-in properties to surge in quantity.


Time of Year


Furthermore, we're in the middle of the year - in the summer sun! At the start of the year, property sales spring to life as people take advantage of the year ahead. Which then leaves a natural lull in-between then and the Summer-surge. It's a pattern present throughout multiple years - and it's as simple as the fact that people find financial stability as the year progresses and want to utilise that stability when the market is at its most bountiful and when the weather is most enjoyable. Growth of Cities & Towns - and the Northampton Property Market


There's also been substantial growth in various cities throughout the UK as we begin to stabilise after the financial crisis, and the pandemic before that. Which, in turn, means other surrounding areas increase in value - such as Northampton's growth due to its travel links to London and Milton Keynes. Here's some further statistics provided by DataLoft to highlight this growth in the market:


  • The number of sales agreed in May is running at its fastest rate in four years since the pandemic boom of 2021.


  • The housing market is seeing a renewed increase in activity, as buyers return to the market following the end of stamp duty reliefs and the Easter lull.


  • A 13% jump in listings gave buyers more choice, helping push sales agreed higher.
