How Does Nature affect Property Prices? How much can you get for your Northampton Home?

With autumn leaves falling and a subtle dew resting on the trees - the crunch of cold fields and the bitter breeze of a chilly morning - the countryside is at its most beautiful; it seems buyers are willing to pay extra for the illustrious call of nature.
Statistics provided from DataLoft show that houses in national parks in England and Wales sell for, on average, 25% more than equivalent properties elsewhere.
That premium isn’t just about picture-perfect views, but also restrictions on new housing developments within park boundaries.
Properties near national parks also benefit, with values about 7% higher within 3 miles, while homes in Areas of Outstanding Natural Beauty (AONBs) such as the Cotswolds, Chilterns and Surrey Hills command an average premium of 15%.
And even if you aren’t near a park or an AONB, access to green space still matters – 42% of renters say it’s an important factor when choosing a home. Source: Nationwide 2024, PriceHubble, Property Academy 2024, Important = % of respondents ranking 1–4 (on 8-point scale)
Nationwide have also produced a great breakdown of these statistics and their reasonings behind them. Namely, it's not just due to the environment, but the scarcity of properties ideally located within the locations.
"Development is also controlled with limited new housing construction, which also helps to explain why house prices tend to be relatively high" (Andrew Harvey, Nationwide's Senior Economist)
How does this affect property prices in Northampton?

There aren't any National Parks within Northamptonshire, unfortunately. But if it's a touch of nature you're looking for, you might need to begin heading out further to its outskirts and the plentiful amount of charming small villages that surround the town centre. But within the main Northampton town itself you can find the iconic and sizeable Abington Park. Though it might not be the rural dream many chase, its sizeable homes and desirable location make it fit for some amazing prices.

Here are some of the BEST investment areas in Northampton. Whether it be to Buy to Let or to Buy to Live In, there are plenty of places that can make for a good return in the future thanks to the great surrounding environment.
