Edith Street and the surrounding areas are very popular with first-time buyers and investors alike, due to its central location, reasonable prices in today's market, and a strong rental yield.

Investors can achieve as high as 8% yield in NN1 Postcodes. Homes that come up for sale certainly don't hang around for long.

The most expensive property on Edith Street was Number 18 and sold for £235,000 in 2022.

In regard to the NN1 5 Postcode, the average price of detached homes is 285k, 377k for semi-detached, 234k for terraced homes, and Flats for 152k.

The rental market is particularly strong, with the average house price going for £1050 pcm and apartments for £877 per month.

These numbers surprise me, as from personal experience I find the current average is up to 1,200 and 1,000 respectively.
