Trust us, we all do! There's many complications and unknowns with the upcoming Renters Rights changes in 2025, but we do have some information already. So far in our Renters Rights Guide,

Will I still be able to get my property back if I want to sell it? How much notice will I need to give?
Yes! You will be able to. You'll be using a new Section 8, which will require 4 months notice, which also must only take affect 12 months after the tenants have moved into the property.
Effectively, all initial tenancies will be 12 months with notice able to be served 8 months into it.
With regard to the loss of Section 21 and tenancies having no fixed end, how do we deal with situations where tenants blatantly ignore the tenancy agreement?
If tenants breach the tenancy you will also have to use a Section 8 to provide 4 months notice. This can vary depending on the severity of the breach. For example, if tenants do not pay their rent for 3 months, notice can be given for them to vacate in 4 weeks.
What we'd always recommend is contacting a letting agent to mediate and support you. You can also go to the council for support. As long as you have a strong evidence file, proving you have been lawfully compliant, the only real difference with notices will be the length of time given for a tenant to make good and fix the issue.
They aim to only send serious cases to the courts for the section 8 notices, will these have to be actioned by a solicitor like they are now?
Anyone can issue a section 8 notice and take a tenant to court. But with the added requirements to be compliant, it's always recommend to get a specialist involved. Either a solicitor if you're a self-managing Landlord, or a letting agent to ensure you meet compliance.
