Northampton Renters Rights Changes 2025 Let Only Landlords


Are you a self-managing Northampton Landlord?


Are you prepared for the Renters Reform 2025 and all of its upcoming changes?

Last week, we covered a basic introduction to the renters reform bill and its upcoming changes, but it cannot be understated just how many changes there will be to the rental sector, and the ways in which each of these changes will impact Northampton tenants and Northampton landlords alike.


Many Landlords manage their own properties and have great success in doing so, but if you are one of these Landlords, with so many changes taking place, it's important to set up plans on how to adapt to these changes.

You can find the Government's Guide to the Renters’ Rights Bill on the Gov.UK site, but the information they provide is purely factual and doesn't offer any concrete answers on what the renters reform will encompass, nor the plans individuals will need to put in place to be compliant to them.


This week, we'll explore some of the concerns Let Only / Self-Managing Landlords may have and some of the checks you can put in place to keep updated.



What Can You Do?

What does it truly mean to have no fixed term agreements? What does it mean when you're unable to take any upfront payments? How do you perform sanctions checks? if you can no longer use Section 21's, what can you do to remove tenants?


These are all pertinent questions on the forefront of everyone's minds and it can be overwhelming to navigate this changing Landscape. The first step is to become more informed - make sure you read further into the bill, ask experts and discuss with others in the sector.


The next step is to make plans. Look into what you do now and how the requirements of the Renters Rights will affect it. Make sure any new tenancy agreements are updated and compliant and that references you conduct are meeting current requirements.


It's always an option to take a Fully Managed option with an estate agency, to provide some comfort during the initial changes and then transition back into your own management at another time. Who knows, you might even prefer the more hands-off approach!


Summary

Being an independent Landlord is still a perfectly viable option that offers many of its own benefits of Fully Managed or Guaranteed Rent services, but the upcoming changes will be providing new challenges and obstacles that Landlords will need to overcome. Keep informed and discuss with professionals about what you can put in place to support you.
