Welcome back to another In Your Street, this week we’re covering this property in Derngate Lofts, in the NN1 1 postcode area.

However, as you can see in the video, the area occupied by NN1 1 is quite small, comprising mainly of the town centre itself. Which, as you can imagine, is more so occupied by businesses that by accommodation.

So, we’ll expand our search outward slightly and look at the NN1 2 area as well.

 

 

Location

 

As one might imagine, being in the town centre offers many benefits. From easy access to shops, to an easy walk to the train station, the bus station, direct taxi services, or the University. It is a fantastic location for professionals, especially with the train offering direct access to London or Milton Keynes.


This property also has secure gated parking – a must-have for a quality town centre apartment. You’ll find it’s also surprisingly quiet, so the hustle and bustle of town centre shouldn’t be a bother. The usual issues of town centre living aren’t a concern with this property.

 

 

Sales in Northampton Town Centre

 

With how compact the town centre is, I don’t think you’ll find it to be much of a surprise that the majority of homes sold within the last 12 months are flats, with a sprinkling of terraced homes in there.

 

Market Review NN1 1 & 2  Sales

On average, the price achieved for flats was £116k

For terraced homes it was £208k.

And, interestingly, there was a single house sale in October 2024 for £510 – there are always surprises you can find when you look hard enough.

 

Of these, houses have seen a bit of a decline this year. Meanwhile, flats are beginning to pick up price again after a dip about 5 years ago.

 

Currently, there's roughly 112 homes for sale in this area, with an asking price of £147k – an increase from £137k a year ago.

With recent developments in the town centre – from new flats and shops to renovations in the town market and accompanying streets, value of Northampton properties are still on a steady increase.

 

 

Lettings in Northampton Town Centre

 

 

On the lettings side, you likely won’t be too surprised to hear that 45% of properties in this area are rented privately. As a hotspot for students and professionals, it’s only natural that this makes for a great investment spot.

 

NN 1 & 2 LOCAL RENTALS NORTHAMPTON

On average, a let in this area goes for £878 for flats and £1000 for houses.

This is an area with a lot of HMO’s and smaller properties that don’t offer the same benefits like this flat – like secure parking, a quiet location, an outside area – so for prime locations like this, you could easily get more per month.

But with 128 varying types of homes listed for rent in this area, with an overall asking rent of £905 per month, there is always plenty of choice for both renters and investors.

 

 

Void periods are stated to be 21 days – which is an incredibly long time for any Landlord. Especially with the renters rights bill increasing the amount of notice tenants need to give, you could easily see this number increase.
